Maryland now requires new construction to be EV-ready. Here's what it means for new home buyers, builders, and multifamily property owners.

What Maryland's EV-Ready Code Requires

Maryland adopted EV-ready construction standards as part of its Building Energy Performance Standards. New single-family homes must include a dedicated 240V, 40A circuit with a NEMA 14-50 outlet in the garage or a designated parking space — pre-wired for Level 2 EV charging even if no charger is installed at the time of construction. New multifamily buildings must make 50% of parking spaces EV-ready.

Why This Matters for Home Buyers

If you're buying a new construction home in Maryland built after the code effective date, you should already have an EV-ready circuit. Ask your builder or agent to confirm this before closing. If it's missing, it's a code violation and must be remediated at no cost to you. For resale homes, no requirement exists — you'll need to have a circuit installed by a licensed electrician.

Multifamily and Mixed-Use Properties

Apartment buildings, condos, and mixed-use developments with more than 4 units must designate 50% of parking spots as EV-capable under Maryland's updated code. This is separate from the federal EV charging requirements that come with certain tax incentives. Property managers can work with licensed commercial electricians to design load-balanced systems that serve multiple units without overloading the building's service.

What EV-Ready Actually Means in Practice

An EV-ready space has conduit, wiring, and a panel circuit installed — but not necessarily a charger. Installing a charger on an EV-ready circuit costs $150–$300 in most cases since the hard electrical work is already done. If you're buying a home and need the charger itself installed, that's a quick half-day job for a licensed electrician.
